➡️ There is grant money available for first time buyers in New Jersey to help you buy a home, and I genuinely cannot tell you how many people don’t know this exists.
I talk to people all the time who have put homeownership on hold because they’re looking at down payments and closing costs and thinking “I’m just not there yet.” And what breaks my heart a little is that some of them are closer than they think - because there are state and local programs in New Jersey that offer real money toward those exact costs. We’re talking thousands of dollars. And in some cases, it’s money you don’t repay.
The biggest misconception I run into is that grants are only for people who are really struggling financially. That’s not true. There are income limits, yes, but they’re higher than most people expect. A lot of working households in Gloucester County, Camden County, and the surrounding areas actually qualify and have no idea.
The other thing worth knowing is that these programs don’t last forever, and the money does run out. So waiting to look into it isn’t a neutral decision - it can actually cost you the opportunity.
If you’ve been on the fence about whether buying is even possible for you right now, I’d really encourage you to look into what’s available before you assume the answer is no.
Get on my calendar at the link in my bio, and let’s start planning!!

Most South Jersey buyers start in the wrong place, and it costs them. 👀
Everyone thinks buying starts with scrolling Zillow. The real starting line is way before that.
The buyers who end up happiest are the ones who get clear first - budget, towns, commute, timing - before they fall in love with a kitchen.
That up-front conversation is the part of the process I take the most seriously, and the part a lot of agents skip right over.
Thinking about buying this year? Comment MAP and I’ll send you my free South Jersey Buyer Roadmap so you start with a plan instead of an open Zillow tab.

Here’s what stands out about this one:
It’s 2 beds, 1 bath, 738 sq ft tucked into Blackwood Estates, a perfectly balanced blend of established suburban charm, and commuter convenience.
The kind of home that has character, charm, and a backyard you can actually breathe in.
The kind that doesn’t come on the market every day.

Living in Washington Township feels like winning the lottery some mornings. 🌅
There’s something about swapping highway noise for a quiet coffee run down the Black Horse Pike (and a quick reset in the shade at the nearby park) that instantly changes your whole mood. Washington Township has that sweet spot of “everything you need is close” without feeling rushed - neighbors actually wave, local spots remember you, and the community vibe is real. As a Managing Broker; REALTOR® here in South Jersey, I still catch myself thinking, “Yep… we’re lucky to call this home.”
Don’t let summer slip by without experiencing everything going on in town.

Caitlen Berg
I can't recommend Nicole enough!! I worked with her on the purchase of my first home & she was incredibly helpful, answered all of my questions, and didn't complain when I dragged her to numerous house showings in multiple cities. She's obviously highly knowledgeable about the real estate process. She was always very supportive of my decisions, and helped me through a contract that I had to get out of due to a hidden mold issue. I honestly might have abandoned the whole idea and stayed as a renter, if not for her help in working through everything, and now I'm in a home that I love!
